Loft Conversion Requirements

Loft conversions are the easiest and most cost effective way to add space and value to your property.  Many of our clients would like a loft conversion redesign but are unsure with regards to what is actually possible.  Here at DMB Solutions our design experts are able to help clients with this information, providing practical architectural advice and creative suggestions.

There are many different types of loft conversions and DMB Solutions are experts in all of them.  In order to find out whether your loft is suitable for a conversion project, you can find out for free by taking advantage of the enquiry appointments we offer.  The chances are your home will be ideal for one of the following:  a roof lights conversion, a dormer conversion or a hip to gable loft conversion.

roof_lights.gifROOF LIGHT LOFT CONVERSIONS are the most straightforward and cost effective method of altering a loft space.  It makes use of natural sunlight and works best in larger areas.  Provided structural requirements are met, such as enough standing floor space, your home will be suitable.  Additionally unless you live in a conservation area this particular type of loft conversion won’t need any planning permission or building permits.  An extra issue you won't have to worry about!

DORMER LOFT CONVERSIONS project outwards from the side of a sloping roof.  By building a dormer onto your existing roof, a cramped attic is given additional headroom and floor space.  For this type of loft conversion you will need a minimum headroom of 2.3m from the top of the ceiling joists to the roof’s ridge.  If you have a `hipped’ roof (a roof with a sloping end) there may not be enough space for a dormer conversion.  However we can carry out a hip to gable loft conversion instead. 

hip_to_gable_.gifHIP TO GABLE LOFT CONVERSIONS extend your property outwards and upwards on the sloping side and therefore gives you a significant amount of additional space in your loft.  This type of conversion is only suitable for semi-detached or detached properties with hipped roofs.  Most local authorities in the UK (including Brighton & Hove) will allow for dormer and hip to gable loft conversions to be completed without planning permission as they are classified as ‘permitted development’ projects.  However if planning permission is required, DMB will submit all the necessary applications as part of the service we provide.  We process all applications and obtain standardised approval under certified Building Regulations.  Additionally a Lawful Development Certificate will be provided to ensure you have written proof that demonstrates your loft conversion was constructed lawfully.
